1. Unit method- This is done at early stages of the project when designs and plans are not available.
No of persons X cost per unit = Total cost of building
Example: No of desks in a class room X cost per desk = Total cost for desks
2. Superficial Floor area method- This is done once the design plans are made available.
Internal gross area of floor X cost per m2 = Total cost of building
Example: Gross area of room is 20 m2 and cost per m2 is 20$, Then total cost = 20 X 20= 400$
3. Elemental Estimate- This requires cost of each unit in the building
Total cost = total cost of all units
Example: Doors= 10$, floor=20$, Ceiling= 20$. Then total cost = 10+20+20= 50$
4. Approximate Quantities- This requires advanced drawings of the building which requires much detailed information about each unit. Total cost= Total cost for all work groups
Example: Shuttering= 50$, Plastering= 50$, bricks= 30$. Then total cost for wall construction= 50+50+30=130$
5. Cubic Method- This estimating is based on cubic content of building which is single rate method. This method is obselete. Total cost= Volume X (unit cost/m3 ) , volume = external plan area X height
Example: External plan area = 30 m2 height= 4 meters, Cost per m3= 50$
Total Cost = 30 X 4 X 50= 6000$
