Scenario: You are slated to be the Resident Project Representative (RPR) on a commercial building project where the building is being completed in three sections. The project will be being staged in a manner such that the work in one section is started as soon as the same work in the previous section is being completed, with operations being overlapped. (e.g. Installation of the floor slab for the first section is begun as excavation begun on the second section.) The project is budgeted to cost $50 million, and construction is scheduled to take two years. Question #1 (4 pts.): The project has just completed the conceptual design phase, and the owner is considering whether or not to continue along the traditional A/E-contractor (i.e. design/bid/build) process. They are particular concerned because they are considering that the commercial market is such that they might need to fast-track the project to be complete in 18 months. Make a recommendation to the owner for how to proceed based on the advantages and disadvantages of the possibilities, and discuss at least two considerations that need to be made regarding the scheduling of the project on this basis (either before or during construction).

The project has completed its conceptual design phase, that means the paper work has been done but the execution part is still incomplete, the project was scheduled for 24 months but it needs to be completed within 18 months as per the client demands, if the contractor is changed there would be some advantages and disadvantages as well

Advantages:

1. The project may be completed before time if the new contractor agrees as per the design

2. The cost of the project can be reduced by doing some adjustments in the design and planning

3. The owner is satisfied by the completion of work in time

Disadvantages:

1. As he is an A/E contractor, if the procedure starts again then there will be a lot of loss of time

2. Poor quality material may be used for completion of work in the time

3. Due to lack of time poor workmanship can affect the quality of material

4. If poor quality of material is delivered then it will not have any market value

So it is better to deliver good quality of material even if there is a delay of time, so it is better to not change the contractor.

The project can be completed in 18 months instead of 24 months by

1. Using huge number of man power

2. using large number of quality resources

3. ultimately increasing the manpower and resources leads to the increase in budget of the project
