Interest rate for year 1 = 5.8%

EAR for 2nd year = 6.5%

Interest rate for 2 year = [(1+6.5%)2 / (1+4.9%)] - 1

= [(1.065)2/(1.049)1]-1 = 0.0812 or 8.12%

Interest paid for first year = 4.9% * 460000 = 22540

Interest paid for 2nd year = 390000 * 8.12% = 31,668

Since its a swap:

R : the present value of interest on variable rate = present value of interest at fixed rate

=(4.9%*460000/1.049)+ (8.12%*390000/1.0652) = (R*460000/1.049)+ (R*390000/1.0652)
