You are a manager at a high-rise office building of twenty-five stories and with over 200 tenants (companies and organizations). All lease state that the bulding must provide an interior temperature of 72 degrees, plus or minus 2 degrees. How can the FM use the four elements of TQM (Kaisen, atarimae hinshitsu, mirykuteki, and kansei) to meet the requirements of the lease and to go beyond lease requirements? It is always appropriate to provide a 72 degree space tgemperature.

Solution

Kaizen focuses on \"Continuous Process Improvement\", to make processes visible, repeatable and measurable. Hence, within all the floors temeperature will be displayed, and will be monitored daily by the maintenance team, any discripancies , i.e the temperature outside the tolerance limits will be reported and measures will be taken by the authorities responsible to regulate the temperature of that particular floor/floors.

Atarimae Hinshitsu is the idea that \"things will work as they are supposed to\". That is the functional requireent should be met. Hence, to achive atarimae hinshitsu, the functional requirement of the heating equipment and temperature measurement equipment should be met at all times. the team responsible have to ensure the equipments used are working effectively to meet the functional requirement of heating the buiding and regualting the heat at the required temperature. In case the equipment/machinery is not meeting the functional requirements, maintenance should be done.

Miryokuteki Hinshitsu states the idea that \"things should have an aesthetic quality\". Hence, the temperature measuring equipments installed on every floor should be appealing to eye of the people working or visting the floor. the design should be both functionally approprite and aesthetic in nature, i.e. it should comply with theme of interiors on the floor so as it doesnot look out of place.

Kansei – Examining the way the user applies the product leads to improvement in the product itself, i.e. an examination of how the customer uses the product leads to the product improvement. The heating to a required temperature of 72 degree plus minus 2 degrees should be met at all times to ensure the people within the buiding feel comfortable at all times. but the use of temperature measuring equipemnt should be studied by the team so as to understand the physical requirements from the equipment. i.e. say if the equipment is installed higher than the eyelevel do the users in the budling wish to check the temperature, if they do either the temperature measuring equipments can be installed at the eye level or the font size of the temperature display can be increased so as to ensure easy readability from a distance without affecting the aesthetics of the interior of the floor.
